LEASE CONTRACT

When a lessee does not pay rent in time, can the lessor terminate the lease contract?

Case laws require special circumstances where the relationship between the lessor and the lessee was destroyed so that it can not be recoverable, for termination of the lease by the lessor. The factors for the circumstances include amount of unpaid rent, time period of unpayment, reason for unpayment, and other related factors. Generally, unpayment for two months itself does not justify termination of lease by the lessor.
